Summary:
The project involved the preparation of two publications: “Overview of the Real Estate Market of the Republic of Croatia for 2024” and “Overview of the Real Estate Market of the Republic of Croatia for 2025”. These publications provide a comprehensive, precise, and reliable overview of the key characteristics of the real estate market in the Republic of Croatia. The overview analyses major trends in the markets for apartments, family houses, commercial real estate (business premises, commercial and industrial buildings), as well as construction land, agricultural land, and forest land. In addition to the number of transactions, the key indicators presented include average and median transaction prices, average (median) property size, and average (median) property age, where applicable (for flats/apartments, family houses, and business premises). Real estate market indicators are presented at the national level, as well as at the level of counties, big cities, and local self-government units. For the City of Zagreb, indicators are additionally presented at the level of cadastral municipalities. The overview includes calculated housing/apartment affordability indices by local self-government units, an analysis of the relationship between apartment prices and tourism activity, indicators of housing affordability, and an econometric analysis of the residential real estate market. Selected socio-economic variables are used as input data, with local self-government units constituting the basic spatial unit of analysis.
